Encompass Real Estate Advisors is the outgrowth of long term business associations between Edward Flood, Phil Hummelt and Birge Watkins.    

The principles have a combined 90 years of asset management, workout and restructuring, acquisition, disposition, development, marketing, and direct lending experience.  Their business backgrounds include working with institutional owners and investors, private investors, developers, financial institutions, and government entities.  The principals' business histories encompass all the real estate cycles since the mid – 1970’s.

Each of the principals has held senior level positions and in those capacities have dealt with the complexities and opportunities associated with debt and equity real estate investments. 

They bring their skills to bear on a problem with the knowledge and experience gained through significant and varied projects. 

As they review a lease it is with the experience of having  negotiated hundreds of leases with tenants large and small, and then having administered those leases to the best advantage of their clients, employers, or partners.  

Their review of current and historical operating statements utilizes the knowledge of having created numerous budgets for all types of real estate, and operating properites of all ages and conditions, and managing those properties against the approved budgets.

Development projects are reviewed with the perspective and experience of having developed real estate and having taken the responsibility for bringing developments on line, within budget, and leased to tenants paying market rent.

Over their careers, the principals have been responsible for the acquisition, disposition, development, workout, restructure, and asset management of over 7.4 million square feet of office, hotel, industrial, multi-family, and retail space.  In addition, they have provided advisory services to clients on over 15 million square feet of commercial real estate.
