Asset Management and Workouts

Asset management in all economic climates drives profitability for every real estate venture.  It combines solid business practices with financial management and property performance capacity to maximize value for each asset and provide the informed framework for strategic decisions.  Using our experience and success in asset management, we assist clients in making informed business judgments by assessing the qualitative factors of a project including physical condition of the asset, market factors affecting performance, and the capability of the asset to produce reasonable financial returns on the invested capital. During downturns in the economy workout and restructuring experience becomes of paramount importance. Our focus on projects has been consistent and successful in preserving the asset, improving the value and minimizing the risks to ownership and/or lender.

  • Due Diligence and Underwriting

    Time is often the crucial success factor in moving forward with an asset purchase or sale; deciding how much to lend and under what terms;  choosing whether to foreclose or work with a borrower. Our ability to quickly perform accurate and thoughtful due diligence and underwriting are key skills that support successful decisions in real estate.  We have significant experience with cash flow modeling tools, such as Argus, as well as spreadsheet based models of our own or other's design.

  • Acquisitions/Dispositions

    Our direct acquisitions and disposition experience includes development sites and properties totaling over 4.5 million square feet of office buildings, shopping centers, industrial, and multi-family properties.   We have initiated and implemented acquisition and disposition programs for institutional investors and for our own account.  

  • Development/Renovation

    Our development and renovation experience includes projects totaling over 2 million square feet of office, industrial, retail and multi-family projects.  Our experience ranges from the concept stage through to project completion an includes feasibility studies, master planning, pre-development, development, lease-up and project turnover.
